Mandarin Oriental Jeddah is set to form a major part of the ongoing Jeddah Central project, with an expected opening in 2030. The development expands the Group’s presence in the region and adds a new coastal location to its portfolio, which already includes Dubai, Abu Dhabi, Doha, Muscat and Riyadh. A waterfront district shaped for long-stay living

Mandarin Oriental Jeddah will take a central location within the wider Jeddah Central masterplan. The district is planned as a mixed-use coastal zone featuring residential areas, retail districts, dining quarters and cultural venues. It also includes four future landmarks, among them an opera house, an oceanarium, a sports stadium and a museum. These elements frame the setting in which Mandarin Oriental Jeddah will operate, giving residents and visitors access to a wide network of public spaces and waterfront facilities.
The chosen site offers direct views across the Red Sea. According to the announcement, Mandarin Oriental Jeddah will be designed as a low-density build that aligns with the marina’s layout. The internationally recognised architectural practice KPF has been appointed as master planner and architect, working to create a development that draws from local architectural language while reflecting contemporary coastal design.
Hotel accommodation and long-stay apartments

Mandarin Oriental Jeddah will feature 140 guest rooms and suites, all positioned to capture Red Sea views. The Group confirmed that the residences component is a substantial part of the project. This includes 115 apartments designed for longer stays, with a selection of room types and private dining facilities to support extended visits.
A further 187 branded residences will form the private homes within the development. These will come with dedicated access to several amenities, including a lounge, entertainment spaces, a library, cinema, games room, golf simulator, children’s club, swimming pool and fitness centre. Mandarin Oriental Jeddah will integrate these offerings within its wider serviced-living model, supported by the Group’s signature approach to hospitality.
Dining options and leisure facilities

Plans for Mandarin Oriental Jeddah include five dining venues arranged across the property. Details of the venues have not yet been announced, though the Group has noted that several will draw from its existing gastronomic concepts. Meeting and event facilities will also be part of the development, including a ballroom suitable for social gatherings and organised functions.
Leisure features centre on The Spa at Mandarin Oriental, which will offer signature wellness, beauty and spa treatments. Younger guests will have use of a serviced kids club and creche, with age-specific activities incorporated into the design.
