Emirates Developments has partnered with Jumeirah to launch Jumeirah Residences Al Maryah, a branded residential development on Al Maryah Island in Abu Dhabi. The project, unveiled at Louvre Abu Dhabi in January 2026 to an audience of more than 700 guests, will deliver 253 apartments to one of the capital’s most prominent waterfront locations when it opens in 2031.
A waterfront address on Al Maryah Island
Jumeirah Residences Al Maryah sits on a combined plot on Al Maryah Island, Abu Dhabi’s business, lifestyle and luxury retail district. The development is adjacent to The Galleria Mall and overlooks the canal, with direct access to the promenade and views across to Reem Island and the wider Abu Dhabi skyline. Apartments range from one to five bedrooms, each with private terraces and layouts designed around natural light and open sightlines.
The project is led by Emirates Developments, which selected the site, shaped the architectural brief and brought Jumeirah on board as the hospitality brand partner. Residents at Jumeirah Residences Al Maryah will have access to the brand’s signature services, including personalised wellness, concierge, private dining and curated lifestyle programming.
Architecture at Jumeirah Residences Al Maryah by Killa Design
The tower has been designed by Killa Design, the studio led by architect Shaun Killa, known for Dubai’s Museum of the Future and Marsa Al Arab. Jumeirah Residences Al Maryah takes the form of an amber-hued sculptural structure rising from the water’s edge, with flowing curves, vertical lines and a facade that shifts in appearance with the changing light. Floating terraces, sky gardens and an elevated pool are among the design details intended to redefine vertical waterfront living.
Shaun Killa described the project as “an architecture shaped by light, movement and emotion”, adding that the building “evolves throughout the day, capturing the sun, reflecting the sea and becoming a luminous presence on the skyline at night”.
Residences and amenities
Interiors at Jumeirah Residences Al Maryah are finished with premium natural materials and follow a hospitality-led design philosophy. Layouts prioritise openness and uninterrupted views of the sea, skyline and promenade, with each apartment conceived as a private sanctuary. Communal facilities include grand arrival lobbies, residents’ lounges and libraries, wellness and fitness spaces, indoor swimming pools, private screening rooms, family areas and waterfront dining and retail.
